The real estate market continues to see notable developments as supply rises sharply after a prolonged period of compression. Nearly 100,000 products have been introduced to the market, raising concerns about oversupply, although liquidity at many new projects shows that demand for quality products remains. In Ho Chi Minh City, apartment price growth is slowing as supply improves and purchasing power weakens, while forecasts suggest that a significant correction could emerge between 2028 and 2030. Hanoi is also expected to enter a period of adjustment and clearer market segmentation over the next two years. The real estate market is recording several notable developments as supply improves, while infrastructure projects and policy measures provide additional momentum for investment and transactions. Vietcombank has introduced a VND 20 trillion housing loan package with interest rates reduced by 1% per year, while VIB is offering a fixed interest rate for five years. However, experts advise young people to decide between renting and taking out a home loan only after carefully assessing their income and borrowing obligations. In the social housing segment, Standing Deputy Prime Minister Pham Gia Tuc requested the completion of a draft resolution on development targets for 2026 to 2030, including a higher proportion of rental housing based on demand and an appropriate adjustment to the target of one million social housing units.

In terms of supply, a number of large-scale projects are being developed systematically, giving buyers more options and raising expectations that cash flow will return to the market. The tourism and resort real estate segment is also entering a new development phase, with more than 21,000 apartments and 3,865 resort villas under construction in the second quarter. Although land transactions in Da Nang increased eightfold from the previous month, the market is still under pressure from substantial inventory and low liquidity. Following the expansion of Ho Chi Minh City, the average primary apartment price fell from VND 92 million to VND 76 million per square meter. In Khanh Hoa, a procedure for calculating or recalculating land-use fees has been approved with a maximum timeline of 17 working days. Experts have also proposed adding a framework for determining compensation and improving regulations on land price tables, adjustment coefficients and transitional projects.

Infrastructure remains a major theme in the market outlook. Large projects from Ha Long to Can Gio are shortening distances between economic hubs, expanding urban space and creating new development potential. Hanoi selected Sun Group member Sun Group City Co., Ltd. to carry out a project to renovate the West Lake area and its lakeside landscaped road, with total investment exceeding VND 30 trillion. The Government has also allowed Dong Nai to urgently implement the extension of the Ben Thanh and Suoi Tien metro line to the provincial administrative center and Long Thanh Airport. Ho Chi Minh City, meanwhile, approved a list of 58 works and projects requiring the recovery of nearly 895 hectares of land for socioeconomic development in the national and public interest. Alongside market news, households are advised to avoid using unsuitable cleaning products or tools on tiled floors and kitchen surfaces, and not to place electrical appliances too close to cooking stoves, in order to reduce deterioration and the risk of short circuits or fire. Proposals have also called for clearer rights for buyers of spiritual real estate products, as well as clearer rules on transfers, pricing and long-term maintenance responsibilities.
