Daily real estate briefing: Rising supply, slower apartment price growth and strong social housing demand

The real estate market continues to see notable developments as supply rises sharply after a prolonged period of compression. Nearly 100,000 products have been introduced to the market, raising concerns about oversupply, although liquidity at many new projects shows that demand for quality products remains. In Ho Chi Minh City, apartment price growth is slowing as supply improves and purchasing power weakens, while forecasts suggest that a significant correction could emerge between 2028 and 2030. Hanoi is also expected to enter a period of adjustment and clearer market segmentation over the next two years. In the social housing segment, more than 12,000 people registered to compete for 750 apartments, highlighting strong demand while developers continue to face obstacles related to capital, profit margins, procedures and land funds. Vietnam’s real estate market recorded several notable developments in Hanoi, Ho Chi Minh City and other localities. At an auction in O Dien Commune, more than 200 customers submitted 500 applications, with 71 land lots sold successfully and total winning bids reaching nearly VND 375 billion. The highest price was VND 117 million per square meter. In the social housing segment, Le Thi Phuong Dung was overwhelmed with emotion after winning the right to purchase a social housing unit through a ballot, following years of renting a home with her two children. Meanwhile, young people in Ho Chi Minh City continue to face difficulties finding apartments that match a budget of around VND 2 billion. The Ministry of Construction has also proposed allowing buyers of future homes to transfer the remaining 5% of the contract value into a bank account, with the money released to the developer only after the buyer receives the land-use certificate.

Among large-scale projects, the Gia Binh International Airport Urban Area 2, covering approximately 450 hectares with total investment of more than VND 72 trillion, has found an investor that was established about one year ago. Vingroup is expected to launch the Northwest New Urban Area in Bac Ninh City, covering nearly 269 hectares, with total investment of VND 41.27 trillion and an estimated population of about 33,000. In Quang Ninh, the Ha Long Xanh integrated urban area paid VND 26.359 trillion in land-use fees during the first eight months of the year, accounting for approximately 36% of the province’s total budget revenue. Can Tho is preparing to commence or inaugurate nine major projects, while Hung Yen has started two industrial projects covering nearly 300 hectares, targeting high-quality capital and green, sustainable infrastructure. In Ca Mau and Bac Lieu, dozens of surplus offices, buildings and land plots have been offered for short-term lease to make use of public assets and limit waste.

Transport infrastructure continues to shape real estate values. Experts say metro systems create a “flow of people economy”, stimulating consumption, commerce, employment and housing demand. However, the advantage is expected to belong mainly to projects that are genuinely connected to the network, rather than every property located near a railway. In Ho Chi Minh City, riverside and lakeside properties are attracting attention as green spaces and natural water surfaces become increasingly valuable amid rapid urbanization. In another development, Novaland received a free guarantee from Bui Cao Nhat Quan for a VND 360 billion loan. The Ministry of Construction has adopted a new structure with 22 affiliated units and additional responsibilities covering planning, urban development, aviation and maritime affairs. Hanoi plans to review and classify buildings and apartments across 12 projects in 2026. Relocations are expected to be completed in 2027, with demolition scheduled for 2028.
