Daily real estate briefing: HH Linh Dam review and Gia Binh airport clears over 94% of its site
The most notable real estate developments of the day involve management, violations and progress at major projects. In Hanoi, the HH Linh Dam complex is among 12 projects being reviewed down to individual structures, floors and apartments to classify cases that may remain or must be relocated or demolished. Meanwhile, Ho Chi Minh City has decided to recover more than 1.45 million square meters of land in Binh Duong Ward to enforce a legally effective judgment. A condominium management board in the city was also named over a tax debt exceeding VND137 billion. Regarding property transfers to foreigners, reporting requirements have been highlighted to help authorities monitor the number of homes owned by foreign organizations and individuals and control ownership limits. Owners renting apartments for short stays on Airbnb are also warned that the rental period is not the only factor used to determine a violation, with penalties potentially reaching VND130 million.
In infrastructure and housing, the Ministry of Construction has requested that transport projects scheduled for completion in 2026 must not be postponed, prolonged or rescheduled without objective and legitimate reasons. At the Gia Binh International Airport project in Bac Ninh, more than 1,800 hectares out of a total area of over 1,900 hectares have been cleared, equivalent to more than 94.2% of the plan. Also in Bac Ninh, a social housing project with more than 2,000 apartments is expected to offer units as small as approximately 35 square meters, with an estimated price of about VND600 million. Ho Chi Minh City has issued the rent-to-own price for social housing in Con Dao, with a capital-preservation interest rate of 6.44% per year and a capital recovery period of five to 20 years. Meanwhile, the 2,609.67-hectare Long Huu New Urban Area in Tay Ninh has been returned to the list of projects subject to investor selection bidding after the land-use plan for settling the BT contract was reassessed. Aeon Mall is expected to open two more shopping centers in Thanh Hoa and Quang Ninh in the fourth quarter, bringing the number of centers invested in and operated by the company in Vietnam to 10. Internationally, US home sales fell to their lowest level in more than a year as buyers continued to wait for mortgage rates to cool, while the supply of listed homes reached its highest level since the end of 2019.
