Daily Real Estate Briefing: Thousands of Projects Unblocked, Me Linh Social Housing and Apartment Price Outlook
The domestic real estate market is seeing notable developments, ranging from legal problem-solving and social housing development to adjustments in supply and prices. As of September 15, more than 3,400 stalled real estate projects nationwide had been addressed, representing total investment capital of over VND 2.5 quadrillion. At the same time, policies in the draft amended Land Law are being carefully reviewed, while amendments to the Law on Real Estate Business are expected to help resolve difficulties affecting resort properties developed over nearly 20 years. However, policy opening is still being considered alongside requirements to protect buyers and avoid legalizing violations. A proposal to impose higher taxes on vacant land has also been raised as a tool to limit land hoarding for speculative price increases, although clear criteria are needed to avoid affecting people with genuine usage needs.
In Hanoi, the Minh Duc social housing project in Me Linh is expected to provide 612 apartments, including 551 units planned for sale at an estimated price of nearly VND 24 million per square meter. In contrast, Hanoi apartment prices are forecast to enter an adjustment phase and become more differentiated over the next two years as supply increases and purchasing power faces pressure. Prices of older apartments may also be affected when building service life is taken into account, depending on the building’s age, quality and remaining usage period. During property transactions, residents still need to carry the paper red certificate even when land information is displayed on VNeID, until the fully electronic certificate issuance process is activated. In Ho Chi Minh City, the use of land around metro stations is recommended to focus on cultivating long-term revenue rather than selling it outright to offset infrastructure costs. Saigontourist Group recorded nearly VND 507 billion in profit in the first half of the year, up more than 67% year on year. Meanwhile, Da Nang’s Chi Lang Stadium entered its fifth auction with a starting price of VND 8.82 trillion, nearly VND 900 billion lower than the initially announced figure. In Nha Trang, the 48-48A Tran Phu site, which had been abandoned for decades, is being leveled for a high-end commercial and tourism services complex. Internationally, Singapore is preparing to expand its land supply for industry, energy and urban development through reclamation, addressing land scarcity and creating room for growth over the coming decades. Alongside market news, the trend toward green living, resort-style homes and a balance between urban life and nature is also reflected in the planning of Moonlight 2 in Anlac Green Symphony.
