Daily Real Estate Briefing: Urban, Industrial and Metro Projects Reshape the Market
The real estate and urban development landscape this week saw several notable developments. In Bac Ninh, Vingroup is expected to break ground on the Northwest New Urban Area of Bac Ninh City, covering nearly 269 hectares, with total investment of VND 41.27 trillion and an estimated population of about 33,000. Meanwhile, Khanh Hoa is preparing to auction the selection of an investor for a more than 250-hectare urban area north of Nha Trang, with total investment exceeding VND 49 trillion, while also adding seven land plots covering more than 560 hectares to the bidding list for energy projects. Hung Yen also stood out with a series of new industrial developments. Two projects spanning nearly 300 hectares were launched to attract high-quality capital and develop green, sustainable infrastructure. Another project by Tan A Dai Thanh and MEYGROUP covers nearly 200 hectares at Industrial Park No. 15, while two key industrial projects with total investment of nearly VND 6 trillion are expected to attract around VND 10 trillion in secondary capital once operational.
From an infrastructure perspective, experts said metro systems could create a “flow-of-people economy”, as stations generate foot traffic, consumption, commerce and jobs, which in turn stimulate demand for housing and services. A series of metro projects is expected to reshape the real estate value map of Hanoi and Ho Chi Minh City, although the strongest advantages will belong to projects with genuine connectivity rather than those simply located near rail lines. The Ministry of Construction has also been assigned additional responsibilities in planning, urban development, aviation and maritime affairs, while its structure has been reorganized to include 22 affiliated units. In Hanoi, facilities across 12 projects, including HH Linh Dam, are expected to be reviewed and classified in 2026. Cases requiring relocation may be completed in 2027, with demolition carried out in 2028. Residents subject to relocation may be arranged housing in Thanh Ha A or Thanh Ha B, or have their apartments repurchased by the developer at market prices.
The market also showed mixed signals. Real estate transactions in Hue in 2025 nearly tripled from the previous year, but the absorption rate fell to around 32% in the first half of 2026. In Vinh Long, the developer said more than 90% of the inventory at T&T Homes Elite Rivera was selected by customers within over two hours of opening sales. Aeon Mall is expected to open two more shopping centers in Thanh Hoa and Quang Ninh in the fourth quarter, bringing the total number of centers invested in and operated by the company in Vietnam to 10. Other issues of interest to residents include regulations on daily apartment rentals, the risk of electrical fires when washing machines and dryers operate simultaneously, and considerations when choosing kitchen countertops and grout colors to balance appearance, durability and maintenance costs.
