The real estate market continues to see notable developments as supply rises sharply after a prolonged period of compression. Nearly 100,000 products have been introduced to the market, raising concerns about oversupply, although liquidity at many new projects shows that demand for quality products remains. In Ho Chi Minh City, apartment price growth is slowing as supply improves and purchasing power weakens, while forecasts suggest that a significant correction could emerge between 2028 and 2030. Hanoi is also expected to enter a period of adjustment and clearer market segmentation over the next two years. In the social housing segment, more than 12,000 people registered to compete for 750 apartments, highlighting strong demand while developers continue to face obstacles related to capital, profit margins, procedures and land funds. Daily real estate roundup: Major urban, industrial and social housing projects move forward

The real estate and urban development market saw several notable developments over the past week. Vingroup is expected to break ground on the Northwest New Urban Area of Bac Ninh City, Area 1, covering nearly 269 hectares with total investment of VND 41.27 trillion and an estimated population of around 33,000 people. Bac Ninh is also preparing a social housing project with more than 2,000 apartments, with the smallest units measuring about 35 square meters and estimated to cost approximately VND 600 million. In Khanh Hoa, the province will organize a tender to select an investor for an urban area of more than 250 hectares north of Nha Trang, with total investment exceeding VND 49 trillion. It has also added seven land plots covering more than 560 hectares to the bidding list for energy projects. Meanwhile, Hung Yen has broken ground on two industrial projects covering nearly 300 hectares, with total investment of nearly VND 6 trillion. The projects are expected to attract around VND 10 trillion in secondary capital and focus on green and sustainable infrastructure development.
