Real Estate and Infrastructure Briefing: Gia Binh Airport Accelerates as High-Speed Rail and Major Urban Projects Advance
The infrastructure and urban development landscape is recording a number of notable movements. In Bac Ninh, the Gia Binh International Airport project, covering more than 1,900 hectares, has completed site clearance for over 1,800 hectares, reaching more than 94.2% of the plan. This marks new progress for the mega project, which has been described as having investment of nearly VND 200 trillion. In the railway sector, the Ministry of Construction has been asked to make efforts to start construction of the North-South high-speed railway in December 2027. At the same time, a series of metro projects with large total investment are attracting Vingroup, Dai Quang Minh and other businesses. Dai Quang Minh has also shifted its main business line from real estate to railway construction.
In urban development, Tay Ninh has returned the 2,609.67-hectare Long Huu New Urban Area to the list of projects subject to bidding for investor selection after the plan to use land funds to pay a BT contract was reassessed. In several cities, a series of towers ranging from dozens to more than 100 floors are being proposed, with some projects expected to exceed the height of Landmark 81. The draft General Planning for Can Tho to 2050, with a vision to 2075, also proposes diversifying housing, developing rental housing and social housing, and prioritizing green urban models. Meanwhile, the idea of accumulating assets in areas benefiting from major infrastructure corridors continues to attract attention, including Van Phuc City.
The market is also facing issues related to finance, regulation and property management. The developer of Aqua City recorded a loss of more than VND 120 billion in the first half of the year, while liabilities exceeded VND 11.3 trillion, up nearly 14% year on year. In Dak Lak, proceeds from land-use-right auctions reached just over VND 232 billion, or around 6% of the annual target of more than VND 3.8 trillion. Hundreds of customers who won the right to purchase social housing in Ha Tinh are concerned after preferential loan funds ran out, while the province has asked the Government for support. Apartment residents are also warned that they may face fines of up to VND 130 million for illegally dividing apartments, encroaching on common areas or using apartments for improper purposes. Internationally, the fire at Wang Fuk Court in Hong Kong highlighted allegations involving substandard materials and improper supervision during renovation. Meanwhile, entertainment projects in central Vietnam, including the 225-hectare VinWonders and Hai Van Forest Park, along with Alora Nha Trang, are expected to expand nighttime experiences and strengthen tourism appeal.
