Daily Real Estate Brief: FDI Rises, Social Housing Expands and Projects Face Schedule Pressure

Vietnam’s real estate market is seeing notable developments in capital flows, housing supply and policy. During the first nine months, the sector attracted 6.94 billion USD in registered FDI, while more than 4,500 new real estate businesses were established, up nearly 11%. However, the number of businesses completing dissolution procedures also rose by more than 123%, highlighting continued pressure on business operations. In the social housing segment, Ho Chi Minh City is expected to begin receiving applications in the fourth quarter for two projects in Long Truong and Hiep Binh wards, with estimated prices of 24.48 million VND per square meter and 30.7 million VND per square meter, respectively. The Government has also issued a resolution assigning localities targets for social housing and rental housing development during 2026-2030, continuing adjustments to the plan for one million social housing units.

In Hanoi, more than 6,140 square meters of land on Vinh Tuy Street has been approved for a change of land-use purpose to develop UDIC Riverside 2, a project comprising high-rise housing, commercial services and low-rise housing combined with services. Vinhomes has increased the total investment of its urban project along Cam Ranh Bay from 85.2 trillion VND to 194 trillion VND. Meanwhile, the Ministry of Construction said that 19 key projects are behind schedule and called for faster construction while ensuring project quality. Legal issues are also drawing attention. A proposal allowing developers to authorize other parties to sign deposit agreements could make sales more flexible, but it also raises the need for clearer responsibility toward buyers. Internationally, China is restructuring the real estate funding chain to limit developers’ use of buyers’ money, while the 30-year fixed mortgage rate in the United States has risen to 7.28%, adding pressure to homeownership costs. Alongside market developments, practical home-related topics are also receiving attention, including ways to fix stuck doors, clean bedrooms, replace kitchen towels weekly, protect stainless-steel sinks and improve lighting and warmth at home.
