Daily Real Estate Briefing: Abandoned Projects Recovered, Land Auctions Tightened and Interest Rates in Focus

The domestic real estate market is seeing notable developments, from dealing with delayed projects to strengthening the management of land funds and auctions. A policy to recover abandoned projects after 60 months is expected to bring land that has remained idle for years back to the market, thereby adding to the housing supply if legal obstacles are removed. In Ho Chi Minh City, authorities have requested specific schedules, the completion of relevant documents, and priority for auctions of land parcels that meet regulatory requirements. The city has also announced the recovery of nearly 9,300 square meters of land from a real estate business that had not fulfilled its financial obligations and failed to comply with enforcement measures imposed by the tax authority. Meanwhile, four properties linked to Truong My Lan have attracted no auction registrants, while nearby properties are being offered at prices of nearly 2 billion VND per square meter.

In the housing segment, residents of an apartment complex in Linh Dam are concerned about the criteria under which a violating building may be allowed to continue operating and hope to remain in their homes. A proposal to tighten the conditions for purchasing social housing after five years has received broad support, but the appraisal process and income verification remain obstacles. In Hanoi, Vinh Hung Ward has been proposed for urban redevelopment covering nearly 450 hectares, while efforts to accelerate the issuance of ownership certificates in Ho Chi Minh City have also drawn attention. In financial markets, the VN-Index rose for three consecutive sessions and closed at its highest level in nearly a month. Real estate stocks are expected to benefit from cooling interest rates and policies aimed at resolving market difficulties. Although several banks have cut lending rates for production and business activities by 1.5 to 3 percentage points per year, the impact on real estate liquidity may still require more time.

Another notable trend is the expansion of coworking spaces. Tenants are increasingly prioritizing flexibility in working hours, scale and costs, with prices ranging from 25,000 VND for three hours to several million VND per month. Local brands are expanding, while international operators are promoting partnerships and franchising. On the corporate front, MIK Group appointed Tran Thi Minh Thuy, born in 1974, as its general director. She previously held senior positions at Vinhomes, T&T Homes and Virex. Housing-related content also focuses on enhancing living spaces with distinctive ornamental plants, reducing dust, choosing suitable wall colors and removing items that may cause mold or fire hazards. In Surrey, the owner of the 2026 Ballon d'Or spent 20 million pounds to rebuild the entire estate, including a rotating car platform.
