Daily Real Estate Briefing: Easing Interest Rates, New Policies and Key Projects

Vietnam’s real estate market saw a series of notable developments involving credit, policy and supply. A number of banks have reduced annual lending rates for production and business activities by 1.5-3%, creating momentum for economic recovery and expectations of improved long-term real estate liquidity. The VN-Index also rose for three consecutive sessions, closing the week at its highest level in nearly a month, while real estate stocks benefited from easing interest rates and policies aimed at removing market obstacles. However, the market still needs more time to recover as buyers remain cautious because of high interest rates. This was reflected in a 66% quarterly decline in apartment transactions in Ho Chi Minh City and the beginning of price reductions for land lots in Da Nang.

On the policy front, the proposed removal of specific land price regulations is expected to support supply, influence housing prices and create more opportunities for residents to access homes if it is approved and implemented consistently. Ho Chi Minh City is considering new regulations on compensation and site clearance and is expected to issue a new land price table suited to actual conditions if the amended Land Law is passed. The city is also converting nearly 110 hectares at the expanded Le Minh Xuan Industrial Park into a social housing development, terminating the old project and planning to issue construction permits for the new project in early 2027. In Hanoi, Vinh Hung Ward has been proposed for urban redevelopment on an area of nearly 450 hectares to improve infrastructure, expand transport, add green space and enhance residents’ quality of life. Experts have proposed prioritizing on-site resettlement.

In projects and infrastructure, the Southeast region has 15 key projects with total loan capital needs of approximately VND757 trillion, with banks accelerating disbursement for many of them. The VND60 trillion Lotte Eco Smart City Thu Thiem project has broken ground, while Sun Group has launched its first beachfront apartment project in Da Nang, Sun Saphia Residence. In addition, the Onsen Wellness Center at Thanh Xuan Valley has been introduced as a combination of architecture, Japanese Onsen art and nature. Notably, four central Ho Chi Minh City properties linked to Truong My Lan have starting prices ranging from more than VND37 billion to over VND202 billion but have attracted no registered buyers, while nearby houses and land are being offered at nearly VND2 billion per square meter. Housing and lifestyle news has also drawn attention, including warnings about household items that may cause mold, fires or explosions, tips for cleaning grease with lemon and salt, the range of coworking space prices, and the preference among wealthy Americans for renting homes to optimize cash flow and maintain a flexible lifestyle.
