Daily Real Estate News: Planning, Old Apartments and Notable Market Developments

The domestic real estate market recorded several notable developments in Hanoi and Ho Chi Minh City. Hanoi announced the boundary for preparing the planning of the Ba Vi Safari Park project, covering approximately 299.5 hectares, while clarifying information about the project’s scale circulated on social media. The city also approved a resolution to address violations at projects developed by Muong Thanh Group, including the HH Linh Dam apartment complex. Following the adoption of a special mechanism and policy, residents expect the project to be resolved but remain concerned about the possibility of relocation. Elsewhere, a proposal to prohibit the transfer of contracts for future-formed homes is sparking debate because it could limit speculation while making it more difficult for genuine buyers to transfer their contracts when necessary.

In Ho Chi Minh City, a review found that 64 old apartment buildings, comprising 106 blocks and a total of 8,577 apartments, are subject to relocation and demolition. No case requiring urgent demolition has been recorded. The city also allows procedures for transferring, inheriting and gifting land use rights, as well as registering assets attached to land, without depending on administrative boundaries. In infrastructure, Ho Chi Minh City has approved a mechanism for issuing municipal bonds and construction bonds at the International Financial Center to mobilize resources for key projects. However, 20 major transport projects in the final four months of the year face potential delays because they require coordination of nearly 8 million cubic meters of materials, with sand remaining a major bottleneck. Issues related to TOD planning, including the possible clearance of existing homes, will be determined during the detailed planning stage.

In finance and corporate activity, VARS warned that a land price table multiplied by the K coefficient could increase land-use fees by 2 to 2.6 times, raising business costs and residents’ financial obligations. Two properties on the prime Dong Khoi land area linked to Truong My Lan were reduced in price by nearly 9% after the previous auction attracted no registered buyers. Real estate stocks moved in mixed directions, with several codes falling 3 to 6% over the past week, while Novaland drew attention after its nine-month profit exceeded 155% of the annual plan. Vincom Retail recorded more than VND1,500 billion in after-tax profit in the third quarter, with cumulative nine-month profit in 2026 reaching VND4,737 billion. Topics including affordable housing, low-cost interior upgrades, bedroom renovations and household organization also continued to attract readers’ interest.
