Daily Real Estate Briefing: Cooling Prices, Expanding Social Housing and Key Infrastructure Projects
Vietnam’s real estate market has seen notable developments across pricing, social housing supply, land management and infrastructure. In Ho Chi Minh City and Hanoi, apartment prices have declined in some areas but remain beyond the reach of most buyers. For a family earning around VND 40 million per month, an apartment priced at approximately VND 3 billion is considered more suitable than products priced at VND 5 billion or more. As liquidity weakens, inventories rise and buyers become more cautious, apartment and land prices are showing signs of cooling, creating the possibility of prices gradually moving closer to residents’ ability to pay. However, a survey found that land prices along Metro Line No. 1 had risen by as much as 300%, while only 2 of 36 projects around the stations were affordable housing developments. This highlights the continuing need to link public transport development with reasonably priced housing.
In the social housing segment, Can Tho announced two additional projects in Phu Loi Ward, expected to provide at least 410 apartments with total investment of approximately VND 370 billion, and began accepting applications. In Hanoi, the Department of Construction gave its views on handling violations at HH Linh Dam, while residents of Vinh Hung provided feedback on an urban redevelopment project valued at nearly VND 186 trillion. An Giang has removed obstacles for 474 stalled projects and is implementing a plan to handle 1,155 surplus houses and land assets. In Mang Den, authorities are warning about illegal subdivision and sales of agricultural and plantation land, including cases involving land managed by the State. In Bac Ninh, 141 households and individuals who handed over land early for the Gia Binh Airport project received an early-progress reward totaling VND 7.05 billion.
Regarding businesses and urban planning, Quoc Cuong Gia Lai plans to borrow VND 1.5 trillion for business and investment activities after Nguyen Thi Nhu Loan returned to manage the company. A series of large projects is being developed in Thu Thiem, alongside improving infrastructure and a growing financial ecosystem, supporting its potential role as a strategic center of Ho Chi Minh City. The city has also been urged to address three questions concerning development space, economic drivers and the value that infrastructure will bring to residents and businesses across the region. In addition, Ho Chi Minh City is preparing to receive an Intel production line for semiconductor workforce training, while Khai Hoan Imperial was honored at the 2026 PropertyGuru Vietnam Property Awards in the category of Best Connectivity Residential Development. Internationally, Australian home prices fell for the sixth consecutive month and were 5.2% below the March peak as interest rates reached a 15-year high. In the United States, Compass’s removal of numerous property listings from websites has triggered debate over transparency in housing transactions.
