Daily Real Estate News: Cooling Property Prices, Rising Social Housing Supply and Projects Unblocked
Vietnam’s real estate market saw several notable developments over the past week, ranging from the handling of violations and the resolution of stalled projects to changes in property prices. Hanoi’s Department of Construction provided opinions on handling violations at HH Linh Dam, while residents in Vinh Hung contributed comments on an urban redevelopment project with total investment of nearly VND 186 trillion. In An Giang, authorities removed obstacles for 474 stalled projects and began a plan to address 1,155 surplus housing and land facilities. Meanwhile, illegal subdivision and sales of agricultural land, garden land and even state-managed land in Mang Den Commune have prompted warnings. Authorities in Dak Lak also confirmed that no ecological village project exists in Ea Kly Commune and advised residents not to contribute capital.
Regarding housing supply and affordability, Can Tho announced two additional social housing projects in Phu Loi Ward, expected to provide at least 410 apartments with total investment of approximately VND 370 billion. Apartment and land prices are also showing signs of cooling as liquidity weakens, inventories rise and buyers become more cautious. In Ho Chi Minh City, apartment supply has increased but purchasing power has yet to recover, putting further pressure on prices. Buyers commonly seek apartments priced at around VND 3 billion, while new supply is concentrated in the VND 7 to 8 billion segment. A survey also found that land prices along Metro Line 1 had risen by up to 300%, while only two of 36 projects around stations offered affordable housing. The city is also being urged to select infrastructure projects capable of unlocking space, generating economic momentum and creating value for residents and businesses across the region. Thu Thiem continues to be viewed as a potential strategic center as large-scale projects, infrastructure and its financial ecosystem develop further.
In other developments, 141 households and individuals in Bac Ninh received a total of VND 7.05 billion in early handover bonuses for the Gia Binh airport project. Ho Chi Minh City is preparing to receive an Intel-transferred production line for semiconductor workforce training, particularly in testing and packaging. Internationally, Australian home prices fell for a sixth consecutive month, standing 5.2% below the March peak as interest rates remained at a 15-year high. In the United States, Compass’s removal of numerous property listings from websites has triggered concerns over market transparency. In housing and design, kitchen cabinet accessory trends for 2027, as well as advice on towel arrangement and bathroom details, are attracting attention. SJ Group and Luvista Quy Nhon were honored at the PropertyGuru Vietnam Property Awards 2026.
